Practical expertise

A home has many moving parts.
I understand how they connect.

My background spans building, maintaining, improving, and flipping homes, along with navigating Long Island permit requirements. I’m looking to bring that experience to the care of a private estate, working directly with its owner or alongside an existing estate manager.

01 / PROPERTY CARE

Estate maintenance & home watch

Scheduled property walkthroughs, documented concerns, preventive maintenance planning, seasonal preparation, and coordination of the people who keep a home running.

02 / VENDOR OVERSIGHT

Contractor coordination

Meet vendors, compare proposed scopes, coordinate access and schedules, and keep owners informed about work, costs, and issues that need a decision.

03 / OWNER’S REPRESENTATION

Renovation & project oversight

Provide a practical owner-side perspective on renovation plans, progress, workmanship concerns, and change requests, coordinating with the project’s qualified professionals.

04 / PERMIT COORDINATION

Permits & property compliance

Research property records and applicable town requirements, coordinate permit filings, and help organize a path toward resolving unpermitted work with the relevant professionals and building department.

05 / PROPERTY IMPROVEMENT

Renovation & investment guidance

Help evaluate potential improvements, practical renovation scope, and maintenance priorities using hands-on experience building and flipping houses.

06 / HOUSEHOLD SUPPORT

Seasonal readiness & follow-through

Coordinate property preparation before arrivals, maintain an organized action list, and follow up on agreed tasks so owners can spend more time enjoying their home.

How I would work with you

Clear priorities.
Visible progress.

My proposed approach starts with understanding your home and expectations, then creating a simple rhythm for decisions, maintenance, and communication.

01

Understand the property

Review the home, current vendors, open projects, and known concerns. Agree on the responsibilities and level of attention you need.

02

Organize the work

Build a maintenance calendar and priority list. Establish spending approvals, contractor access procedures, and a clear process for changes.

03

Keep you informed

Provide concise updates, photographs where useful, and a record of completed work and decisions still needed. Follow through on the details.

Meet Terence

A career built around houses—and solving their problems.

I started my contracting company at 21 and owned and operated it from 1991 to 2015. In 2011, I also began a permit expediting business, developing extensive experience with Long Island property requirements and the process of addressing unpermitted improvements.

Today, I am building an online permit expediting company and seeking the right private household to support in a dedicated property role.

Outside work, I enjoy golf, boating, working out, and time with my family. I’m looking for a professional relationship built on clear expectations, discretion, and consistent follow-through.

1991–2015

Contracting business owner

Experience running a contracting company and working with homes, renovation needs, maintenance, and property improvements.

2011–PRESENT

Permit & property experience

Permit expediting knowledge across residential and commercial properties on Long Island, including the process for addressing unpermitted structures.

THE NEXT CHAPTER

Dedicated private property role

Bringing that background to one primary household, with the potential for a small number of carefully defined engagements.

Currently available

One household.
A lasting working relationship.

My preference is a salaried, long-term role with one primary household in the Hamptons or elsewhere on Long Island. I’m also open to discussing select retained engagements when they fit the responsibilities of my primary role.

Responsibilities, schedule, availability, and compensation would be agreed together based on the property and the household’s needs.

Let’s discuss what your property needs.

The right starting point is a conversation about your home, the responsibilities you want covered, and the working arrangement you have in mind.
